Set your Naples budget before choosing a property
Financing is easier to plan when the monthly budget includes more than the mortgage payment. Add property taxes, insurance, association charges and any district assessments. A beachfront condominium and a single-family home can have different expense patterns even at the same purchase price.
Ask what your preapproval actually covers
Lenders use “prequalification” and “preapproval” differently. Find out whether the lender has reviewed your income, assets and credit, and what conditions remain. Check the letter’s loan amount and expiration date. A conditional preapproval does not guarantee that a particular property or the final loan will be approved.
Prepare the lender’s documents
Expect requests for identification, income records, account statements, debt information and tax returns when needed. Retirement or self-employment income may require more detail. Send these records through the lender’s secure channel.
Compare offers and coordinate the purchase
- Compare rates, APR, points, fees and cash requirements on similar loan terms.
- Ask about the rate lock, its expiration and extension costs.
- After a contract, track financing deadlines and supply the property information.
- Allow for appraisal and underwriting; condo purchases may need association and building review.
- Resolve final conditions and check the Closing Disclosure against the Loan Estimate.
Keep your approval current
Discuss new debts, employment changes or large money transfers with the lender before making them. An appraisal addresses lending value; a home inspection serves a separate purpose. Discover Naples can help coordinate the transaction, while the lender decides eligibility and loan terms.
